You set the agenda — that part is not negotiable, because you know your situation better than anyone. What Neil brings is what six decades of operating gives you access to. In practice, a session does one or more of four things.
Pressure-test the decision
Put the live decision on the table — the acquisition, the structure, the raise, the exit, the hire, the pivot. Neil has watched the same decision play out across nine cycles: the 1973 oil crisis, the 1990 crash, the ERM crisis, dot-com, 2008, Brexit, COVID, and the rate whiplash of 2022–24. Pattern recognition of that depth cannot be modelled, and it is the fastest way to find the flaw in a plan that everyone around the table already likes.

Most delay is not caused by the hard problem; it is caused by approaching the right people in the wrong order, pricing a pilot in a way procurement cannot approve, or building a case in a language asset managers do not use. Fees
Consultations are chargeable. The fee reflects the scope and length of the session and is confirmed in writing before the booking is confirmed — no open-ended retainer, no hourly meter running after the call.
If your question is better answered by someone else, or in two lines of email, Neil will tell you that instead of taking the fee.

Neil Sinclair FRICS has spent over sixty years in UK real estate. He floated Sinclair Goldsmith on the London Stock Exchange, sold Milner Estates for £173m to Delancey, co-founded Mission Capital plc, and built Palace Capital plc into a £259–280m portfolio. He is a Fellow of the Royal Institution of Chartered Surveyors, and remains active in PropTech as Chairman of Unloc.

A general enquiry through the contact page is an introduction that may lead to a longer advisory relationship. A consultation is a scheduled, prepared, chargeable session with a defined agenda and a defined outcome. Many clients use a consultation as the fastest way to get one decision resolved; some use it as the starting point for board advisory or a longer engagement.
Can a consultation lead to ongoing advisory or a board role?
Frequently. A single consultation often surfaces whether a longer relationship makes sense — board advisory, a non-executive role, PropTech go-to-market work, or ongoing counsel to a management team. There is no obligation in either direction; the consultation stands on its own value.
Are consultations held remotely or in person?
Most consultations are held by video call, which suits clients in the UK and internationally. In-person meetings in London can be arranged where the subject warrants it — mention it when you book.
